Cost Segregation involves analyzing and segregating project construction expenditures to facilitate the use of segmented, accelerated depreciation schedules to maximize the recovery period benefits. Adkins & Company professionals have industry experience in engineering and construction management, estimating, job costing, and accounting. Our specialty is to analyze the building systems (especially electrical/mechanical) and site work portion of the project. Depending on the activity and funciton of the project (e.g., manufacturing, retail or office), we can substantially reduce the longer-lived assets (39-year property) and increase the shorter-lived assets (5, 7 & 15-year property). Any company with a newly acquired facility exceeding $5 million in total cost can benefit from these services if it is anticipating paying federal income taxes (i.e., it is a "for profit" company without large net operating losses). The cost segregation analysis can be performed any time within three years of purchase or certificate of occupancy.
